How this works
How is this estimate calculated?
From closed sales near you. It takes comparable homes sold in your city in the last 180 days at a similar square footage, finds the median price per square foot, and applies it to your home. The number of comparables used is shown with the result, so you can judge it.
Is this the same as an appraisal?
No. It is arithmetic on recent sales and has never seen your home. Condition, layout, view, upgrades and the specific street can move the real figure substantially in either direction. A licensed appraisal, or a valuation from an agent who walks the property, is a different thing.
Will someone call or text me automatically?
Only if you ask us to. The form has a separate box, unticked, that you can leave alone — and if you do, nothing here will ever autodial or auto-text you. Either way a person reads your request and replies within 24 hours during normal hours. If you do tick it, you can stop the messages at any time by replying STOP, and no assistant will ever message you without saying who it is.
Do I need an account, a phone number, or to agree to be contacted, to see the estimate?
You need a free account with a confirmed email address, which connects you with Beverly. Beyond that, no: the phone number is optional, and the consent box is not a condition of anything — the estimate is calculated and shown on screen whether you tick it or not.
What happens if there are not enough comparable sales?
You are told so plainly, and shown the sales that were found. It will not invent a figure to appear helpful — a number with nothing behind it is worse than an honest gap.
